Review Details Before Booking

We ask every guest to review our policies before booking a stay at HWY 90 RV Park. Our goal is to maintain a quiet, safe, affordable Crosby RV park where daily, weekly, and month-to-month guests understand expectations and enjoy a clean, comfortable community.

Check-In and Check-Out

Check-In Time: After 3:00 PM and before 6:00 PM on your arrival date.


Check-Out Time: Before 11:00 AM on your departure date. If your stay was for a month, please inform management at least 7 days prior to vacating your site.

Guest Conduct


Respectful behavior is required at all times. Profanity, public intoxication, illicit drugs, loud disputes, or disruptive conduct will not be tolerated and may result in immediate license revocation.


Children and Visitors


Guests are responsible at all times for the safety, supervision, and behavior of their children and visitors.

All pets must be registered with management prior to move-in.

Animals must be kept on a physical leash at all times when outside. Pets may never be left unattended tied up outside your RV.

Aggressive breeds or pets exhibiting aggressive behavior are not permitted.

Please use the designated Dog Park for letting your pets out. You must immediately pick up all pet waste and dispose of it in a trash receptacle.

General Guidelines

Know Before Your Stay

HWY 90 RV Park provides site occupancy under a revocable commercial lodging license, not a residential real estate lease.

 

Daily and Weekly Reservations

Daily and weekly stays must be paid in full at the time of booking or check-in. All daily and weekly payments are strictly non-refundable. Standard utilities are included in daily/weekly rates.


Monthly Reservations

Monthly invoices for the site occupancy rate and metered utility usage are issued on the 1st of every month and are due immediately upon receipt. All monthly occupancy payments are strictly non-refundable. If a guest vacates or checks out prior to the end of the month, no refunds, credits, or unused-day prorations will be issued.


Preferred Automatic Payments (ACH/Credit Card)

To make payments easy and hassle-free, we strongly encourage all monthly guests to enroll in automatic ACH bank draft or credit/debit card auto-pay through our guest portal. Guests completing a paper Recurring Payment Authorization Form can rest assured that their payment details will be securely entered into our encrypted processing system, after which the physical paper form will be securely destroyed. We strictly value and protect your financial privacy and confidentiality.


Mid-Month Proration Policy

Guests moving in mid-month will have their first month’s site occupancy fee prorated for the remaining days of that current calendar month. On the 1st of the following month, the full monthly rate will be due in advance.


Grace Period and Late Fees

Payments not received by 11:59 PM on the 3rd of the month (the end of the 3-day grace period) will incur a $50 late charge on the 4th of the month.


Revocation of License and Vacate Notice

If full payment (including late fees) is not received by 11:59 PM on the 5th day of the month, your occupancy license is automatically revoked as of the 6th of the month, and you must immediately vacate the site and remove your RV.


Holdover Fee

Any guest who remains on park property past their scheduled check-out date or after their occupancy license has been revoked will be charged a $50 per day holdover fee for every day they remain on site.


Grant of Security Interest

By occupying a site at HWY 90 RV Park, occupant agrees that if they fail to pay accrued occupancy or utility fees and refuse to voluntarily vacate upon license revocation, occupant grants HWY 90 RV Park a security interest in the RV, vehicle, and personal property located on the site. The park reserves the right to perfect, enforce, and foreclose upon said security interest under applicable law to satisfy unpaid occupancy fees, utility balances, and costs incurred during any period of uncompensated occupancy.

Speed Limit

Strictly 10 MPH throughout the entire park at all times. Watch for pedestrians and pets!


Parking Rules

Vehicles must be parked neatly within your designated pad space. Vehicles must never block roadways, empty pads, or neighboring sites.


Vehicle Restrictions

Park staff reserves the right to limit the total number of vehicles permitted per site. Inoperable vehicles or vehicles with active fluid leaks (oil, coolant) are not permitted. Major vehicle repairs are prohibited on park grounds.

Dumpsters

Complimentary continental breakfast from 8am - 10am in the bar and lounge.

Break Down Boxes

Please collapse and break down all cardboard boxes before placing them in the dumpster.


No Outside Storage

Do not leave trash bags sitting outside your RV or next to the dumpster. If a dumpster is full, please notify management immediately.


Site Appearance

Keep your site clean, orderly, and free of clutter.ediately.


Septic Care

Do NOT flush wipes (even “flushable” ones), feminine products, paper towels, grease, or hazardous chemicals down your drain or sewer line.


Mailbox

A mailbox is located along Lindstrom Road for guest convenience. Do not tamper with, open, or touch anyone else’s mail.

    Yes, daily and weekly stays are available. These stays include full hookups, standard utilities, and instant online booking, giving travelers a convenient option when they need a shorter visit in the Crosby area.

  • Is the park a good fit for extended stays?

    Yes, extended stays are our main focus. Monthly guests can take advantage of competitive rates, metered electric, and easy automatic online billing, making HWY 90 RV Park a practical option for longer RV stays in Crosby.
